Position Purpose:
The purpose of this role is to bring on a comprehensive real estate individual who can assist with different real estate roles within our business. This job position is responsible for assisting with new store development along with other tasks related to supporting the business of managing excess property disposition, assisting with lease renegotiations, processing third party requests and assisting with other various real estate requests.
- Ability to assist in the market void analysis and site selection process to determine appropriate markets or locations for new stores. Ability to effectively establish relationships with and interact with the real estate development community including developers and brokers.
- This position will learn the ability to take a development from market research, site selection, lease or contract negotiations and entitlements.
- Develop comprehensive real estate binders including strategy, sales analysis, scope, schedule, budget and proforma for Executive Leadership review and approval.
- A basic knowledge of how government zoning requirements, hearings, and permit approvals work.
- Partner with the Construction team and the Design team to ensure real estate projects incorporate necessary costs and design criteria/specifications.
- Assist to negotiate and process lease renewals or renegotiations while maintaining reports to update company leaders on the status.
- Analyze and make recommendations for underperforming real estate assets (e.g., closing, lease negotiation)
- Ability to process excess property disposition through negotiation of contract and sale of assets.
- Ability to present information effectively and respond to questions from executive team members, property owners, store managers and local government officials.
- Ability to conduct multiple assignments concurrently while holding self and others accountable.
- Proven results-oriented individual who can demonstrate success in problem-solving and team building skills.
- Skills in persuasive oral and written communications, including effective executive-level presentation skills.
- Excellent planning, organization, and time management skills
Key Responsibilities:
- Determines the optimal deployment into new markets or the optimal market coverage to complement the current Home Depot deployment, in coordination with Store Planners.
- Acquires land drafting letters of intent, negotiating purchase and sale agreements, and development of reciprocal easement- and other agreements.
- Secures proper zoning for properties, and attains all approvals and permits for the project.
- Directs and coordinates the work of a development team, which includes outside vendors, consultants and construction staff.
Direct Manager/Direct Reports:
- Typically reports to a Director of Real Estate.
- Typically negotiates in a competitive or adversarial environment.
- Typically solves problems by considering courses of action within the framework of management's goals and standards.
- Typically expected to provide infrequent status reports to management only as appropriate.
Travel Requirements:
- Typically requires overnight travel 20% to 50% of the time.
Physical Requirements:
- Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.
Working Conditions:
- Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.
- Must meet many simultaneous demands for important decisions/actions and face some confrontations or other difficult situations and demands for results.
Minimum Qualifications:
- Must be eighteen years of age or older.
- Must be legally permitted to work in the United States.
Preferred Qualifications:
- Advanced degree is preferred.
- Eight years of experience is preferred.
Minimum Education:
- The knowledge, skills and abilities typically acquired through the completion of a bachelor's degree program or equivalent degree in a field of study related to the job.
Minimum Years of Work Experience:
- 6

Hybrid – An associate in a hybrid role blends in-office and remote/virtual working to complete their job duties. An associate may be required to work from a designated Home Depot location on some days, and may work from a virtual/remote location on others. We also refer to this as location – flex.
